The Architectural Review Committee (ref: HOA Covenants Article VIII) was established to ensure that all buildings, structures, fences, walls or improvements to the community properties are in compliance with the ARC Guidelines. Improvement plans are to be submitted for the ARC to verify compliance with the Guidelines prior to making improvements.
ARC Submittal Procedure:
If you have plans ready for review, submit them along with any pertinent specifications, photos, etc. We recommend reviewing the ARC Guidelines before creating and submitting improvement plans. Knowledge of and compliance with the guidelines will minimize the time for review. Always allow time in your improvement schedule for the ARC review – plan ahead and submit early.
The procedure for re-submittal shall be:
For re-submission of the same house on the same lot, the plans with the “ARC APPROVED” logo need to be submitted in their entirety along with a letter from either the owner or builder stating that due to a failure to close the lot purchase the previously approved plan is being resubmitted, and a statement that construction will conform to the plans as approved by ARC. A new Certificate of Insurance from the builder must also be included with the re-submittal. If the reduced plans with the “ARC APPROVED” logo are not available, plans must be submitted for ARC approval as though re submission is an initial submission. One caveat to this procedure is that any re-submittal must occur within a year of the initial approval, as approved plans without construction being undertaken are automatically revoked after one year.
These Rollins Hills Estates DESIGN GUIDELINES have been created to provide direction to Lot Owners for the improvement of their properties, to stimulate a variety of architectural styles, and to maintain consistency of appearance and quality. These guidelines constitute the standards and requirements to which each Owner must adhere, subject to waivers or variances granted by the Architectural Review Committee. No building, structure, fence, wall or improvement of any kind shall be erected, placed or altered on any Lot until all plans and specifications have been submitted to and approved in writing by the Architectural Review Committee.
The Design Guidelines are promulgated by the Architectural Review Committee in accordance with the Declaration of Covenants, Conditions, Restrictions, Easements, Charges and Liens on and for the Rollins Hills Estates Subdivision, Parker County, Texas (the “Declaration”), and pursuant to the authority granted therein to the Board of Directors of the Rollins Hills Estates Homeowners Association, Inc. ("The Association”).
